New Construction Rebate Program - There is no single site where you can search all new construction listings. However, I can help you find new homes and can also represent you in the purchase of new homes, usually at no cost to you, and even give you a rebate, as long as we comply with the builder's and the lender's rules.* If you work with me and take the appropriate steps to allow me to represent you in your new construction transaction and be paid a commission, I will refund some of that commission to you at closing, to be credited towards your closing costs! You've read it correctly - I will pay some of your closing costs just for you allowing me to assist you!
In a regular, or "resale" real estate transaction, the listing agents splits their agreed-upon listing commission with the agent representing the buyer. But things don't usually work that way with new construction. In most cases the builder's agent (the listing agent), gets paid a flat commission regardless of whether or not the buyer has an agent. So most builder's agents really don't care whether you are represented or not, and you won't get a better price just because you go directly to the builder's agent. That said, builders and their agents know that savvy buyers usually have their own agents, and the builders, through their agents, will pay me a commission if I represent you. I am willing to give you the benefit of that commission by paying some of your closing costs for you.
We've got to follow builder's rules! Most builders require that your agent accompany you on your first visit to the model/sales office, so be sure to contact me right away to discuss your plans and the procedure which will allow me to properly represent you. I will educate you on the process and what we need to do to insure that you have your own representation and that you receive your rebate at closing. If you go on your own, you may not be able to take advantage of this unique and beneficial promotion.
